Dry & High Quality Basement Conversions

Biocraft South West works to the highest standards and guidelines set out in British Standards 8102. Choosing the most appropriate system for any project is a vital part of any conversion, taking various factors into consideration including the type of construction, any potential movement between the wall and floor as well as the proposed use of the new space.

As one of the leading basement conversion companies we employ various techniques for damp proofing. These may include: the use of cement based coverings which are applied to the inner wall structure; using concrete admixtures which are best suited to newly constructed buildings and finally, installing cavity membranes which are fastened to the walls and floor.

Professional Basement Waterproofing

Throughout the last 10 years, cavity membranes have become the preferred method of waterproofing basements. Over the years both architects and contractors have developed a greater understanding of their functionality and benefits.

Cavity membranes are supplied as toughened studded plastic sheets, which are fixed using specially designed plastic fixings that form a watertight seal. Floor membranes are laid across the floor and are sealed to the walls using a wall/floor junction which forms a completely water-tight seal. Any moisture or ground water which penetrates the structure is controlled behind the membrane in the air gaps between the studs and is diverted to a suitable drainage point, using a drainage system of perimeter conduit or channels cut into the floor slab.

Basement Conversions FAQs:

In most cases, basement conversions in the UK fall under permitted development rights, meaning you may not need planning permission. However, planning permission may be required if your conversion involves major structural changes, affects the external appearance of your property, or changes the use of the space in a way that violates local regulationsBiocraft South West will guide you through the planning process, ensuring compliance with local authorities and building regulations.

The timeline for a basement conversion depends on the size of the space, structural modifications, and the complexity of the design.

On average, a standard basement conversion takes between 12 to 16 weeks to complete. Projects requiring structural work, plumbing, electrical installations, or detailed finishes may take longer. We provide a clear schedule of work and keep you updated throughout the project to ensure deadlines are met efficiently.

Converted basements must be protected against flooding and moisture because they need to accommodate living and lifestyle space. We use a combination of damp-proof membranes, drainage systems, tanking, and sump pumps to prevent water ingress and damp issues. Waterproofing not only protects the structural integrity of your basement but also ensures the space remains safe, dry, and comfortable for everyday use.

  • Barrier Protection
Barrier protection involves applying a waterproof membrane or coating to prevent water from penetrating the basement conversion. For external applications, the membrane is applied to the outside walls to block water from entering. For internal applications, a tanking system or waterproof membrane is installed on the interior walls to safeguard against moisture ingress.
  • Structural Protection
Structural protection integrates waterproofing directly into the construction of the basement. This is typically achieved using waterproof concrete, which forms an inherently impervious structure. As a result, the basement is naturally resistant to water penetration without relying on additional coatings or membranes.
  • Drained Protection
Drained protection uses a system that controls water entering the basement rather than preventing it completely. Usually, a cavity drainage membrane is installed on the walls and floor. Water that enters the basement hits the membrane and is directed to a sump pump, which removes it safely. These are designed to allow easy access for maintenance and ensure long-term performance.

A well-designed and professionally executed basement conversion can significantly increase the value of your home, often by 10-20% or more. Converted basements provide additional functional living space without increasing your property’s footprint, which is highly attractive to buyers. Investing in high-quality finishes, waterproofing, proper insulation, and functional layouts can maximise the return on your investment while improving the overall comfort and usability of your home.

The need to relocate during a basement conversion depends on the scale and complexity of your project. For renovations that involve major excavation or underpinning of the existing structure, it is often safer and more practical to temporarily move out, which can last from several weeks to a few months.

However, if you are converting an existing basement with minimal structural changes, you may be able to remain in your home without significant disruption. We provide guidance early in the process to help you plan accordingly and minimise disruption.
